    This romantic little house would make an ideal bolt-hole to escape from the cares of the world. Situated in a friendly little hamlet not far from the village of Gouex, it will provide you with a base to lead a slower pace of life. Easily accessible by air (it is roughly half way between Poitiers and Limoges airports) or by Eurostar and TGV (only one change at Lille or Paris) from London to Poitiers, and only about 4 hours drive from the western channel ports. It is perfectly habitable and needs no work which, at this price, is quite unusual, although there is scope for change if you want to put your mark on it.

    The footprint of the house is approximately 45m2, and downstairs is all one room, with the kitchen at one end, a dining area and a large sitting room at the other end. The current owners have installed wood burning stoves at both ends, so there is no chance of getting cold in the winter and in summer it is lovely and cool, due to the thick stone walls. Upstairs the former ‘grenier’ or grain store provides two bedrooms, and at the moment you have to walk through one to get to the other. There is a small shower room with toilet, basin and plumbing for washing machine at the side of the house. A sunken courtyard which gets the morning sun, leads to a woodshed (12m2) and into the cellar of about 32m2 which is perfectly dry, so excellent storage space at the moment, but could be transformed into further living accommodation if you felt you needed it. The garden is just across the road and 1407m2, the top part is 650m2 of woodland, so you won’t have to buy wood to keep your fires burning in the winter. The other 750m2 is garden with numerous fruit trees, a vegetable patch and sitting and eating areas. From the garden you can see for miles across the river Vienne and to beautiful countryside beyond. The little village of Gouex is about a mile away which has some amenities (a great baker and butcher) and a lovely park with beautiful cedar trees on the edge of the river with an open air swimming pool. For doctors, pharmacies and supermarkets, Lussac-les Chateaux is about 10 minutes drive and has everything you could possibly need to lead a wonderful and peaceful life.
